Keeping A Handle On Clutter

We all know that in the property management arena, managers and or owners typically have one chance to make a good first impression on prospective residents. So the last thing property managers and owners want is a cluttered mess to be the first thing that applicants see. We all become immune to our surroundings, seeing only what we want to see. My suggestion is to take a drive around the property early in the morning and really look at the property through fresh eyes; like a prospective tenant might. What do you see?

If you see neat, clean patios and balconies, consider yourself lucky. The majority of you may see anything from a couple of lawn chairs and a table (acceptable) to stacks of boxes, old furniture, and other paraphernalia, much of which remains unidentifiable to the casual observer. This sends a message to your prospective tenants, and it isn’t a good one. But how do you keep this very common problem under control? Here are a few suggestions:

  • Be clear about balcony/patio restrictions from the very start. It’s helpful to be specific about what is and what IS NOT allowed on your tenants balcony or patio. You many consider creating a list of what is acceptable to all tenants and provide it to them upon move-in. Try to be as inclusive as possible, with the accepted notion that if it’s not on the list, it cannot be on the balcony or patio.
  • Offer storage solutions. Some people simply have too much stuff. One way to deal with this is to strike up a partnership with some area storage facilities that will give your tenants a discount.
  • Have a plan in place for those who violate the balcony/patio rule. This one is really important, because your tenants may know that you have a policy, but if it’s never enforced, they won’t feel compelled to obey it. Like any lease infraction, treat it with progressively more severe consequences, starting with a lease violation notice. Give them a specific period of time to remove the inappropriate belongings, and check back after that time to make sure the rules are being enforced.
  • Create a fun, community event around tenant balconies or patios such as a decorating contest, or the best garden. By allowing tenants to be creative, they’ll more likely follow the guidelines you set, while also being allowed to be a bit creative.

While this is one of the toughest rules to enforce, by being tough, but allowing your tenants some freedom as well, you’re likely to see a much different property during your next drive-through.
