How do you calculate the value of an eco-conscious tenant? It goes well beyond a timely rent payment — a tenant can easily pay rent on time, while destroying your property from top to bottom.

To calculate some of the indirect value a green tenant brings to the relationship, consider the following:

  • Treatment of Property: Eco-conscious folks tend to be more mindful of potentially wasted resources like water and electricity (regardless of who is paying the bills) and respectful of physical space.
  • Improvements: Green-minded people are some of the most idea-rich thinkers out there. Harness a few of these ideas to improve the property today and later leverage those green improvements when marketing to similarly minded prospective tenants down the road.
  • Responsibility: This goes beyond simply paying rent on time. Responsible folks will inform you immediately of maintenance issues, avoid risky behavior and generally be good stewards of your space — this translates to less maintenance overall.
  • Community: Building relationships with other neighbors strengthens the entire community and shines a favorable light on you, your investment and the way you conduct business.
  • Loyalty: A long-term relationship with a tenant eliminates transitional property maintenance, advertising costs and the burden of vetting prospective tenants. Once you have an eco-conscious tenant at your property, nurture the relationship by looking for opportunities to improve your green assets.
