Being prepared when it comes to answering questions about a rental property is essential in being able to fill a rental property fast. If you do not have the answers on hand, it is ok to get back to renters with the answers. The more information you can provide to potential renters the more comfortable they are going to feel signing a lease to rent out the property. Below are 7 fairly common questions renters may ask you the landlord or property management company.

Appliances: Most renters are going to ask to make sure appliances that are at the property are working. If you are the landlord, make sure to test all appliances before your tenants move in. If you hired a Woodland Hills property management company, make sure they are aware if an appliance does not work and what you are going to do to get it working.

Bugs: Do not hide a bug problem if one exists. If there are bugs in your house be upfront with potential renters and tell them you are having an exterminator come to the property to resolve the issue. If tenants move in and they find bugs at the rental property, it will not be a good start to the rental relationship.

Paint: Potential renters will likely ask if you are going to repaint before they move in, or whether they can paint a wall or two themselves. Make sure it is disclosed in the lease if you are going to allow the potential renters to paint walls.

Utilities included in the rent: Making your renters pay for every utility is something that is up to you, however paying for a few utilities for them, can help get your rental filled faster. Knowing the cost of each utility bill and providing that information to potential renters is a great selling point.

Maintenance policy: Renters will likely want to know the steps involved if something needs to be repaired at the rental property, as well as what maintenance they are responsible for. Both items should be included in your lease so that all parties are in agreement.

Neighborhood: Most renters are going to want to rent a property that is in a safe neighborhood. Providing a current crime report will help give potential renters peace of mind knowing what type of crime to expect at the rental.

Lease:The lease is the final word when it comes to the tenancy for your renters. If they have a question about a specific section of the lease, make to explain it thoroughly to them so they understand. If they would like anything added that you do not include in your lease, you can always add it to a lease addendum.
