Top Property Management Myths You Should Put to Trash

Every industry is plagued by various myths that are propagated through lack of knowledge. The property management industry is no different at all since the public has fallen victim to fallacies that were popularized to make them see true. This page introduces you to these property management myths that you should put to trash.

There are many hidden charges in property management services.

Every profession produces a certain amount of money that goes directly to the persons rendering the services. Property managers do profit from the professional fees charged to clients. However, there is no truth to rumors that property-managing companies charge and collect many hidden fees on both sides of the deals. To dispel the rumors, these professionals execute their services under well-written contracts. These have provisions regarding their fees and there are stipulations regarding the costs associated with the maintenance and repairs on the property. Clearly, there are no costs that are hidden to the clients.

Homeowners still do large amounts of paper works.

While it is the homeowner’s duty to assure that his side of the deal is represented fairly and properly by reading the content of various paper works done by the property manager in his behalf, it really pays to hire a specialist. Their expertise plus their years of experience have made them well-versed with all the documents that need to be prepared, evaluated, signed, and shown to the renting party. It is a misconception that homeowners still need to be hands-on with the paper processing from end to finish. With the right professional on your side, you are spared of these time-consuming tasks. In exchange, you’ll have more time for other duties and obligations, or perhaps some time to relax.

They just accept anyone who wants to rent your property.

Contrary to popular beliefs that it is only commissions and professional fees that matter to property managers, they are more concerned on bringing greener pastures on your side by coming up with the right individual or entity to rent your property. Because they are expert professionals, they have the instruments and tools that are essential to screen prospective renters. As a result, who will be occupying your property are well-screened and responsible individuals or parties who will take care of your property as their own.

After finding a lessee, they leave you to take care of the rest.

Again, this is a myth that is brought into surface by dirty tacticians who want to dispel the credibility of property-managing professionals. Even after finding a lessee, the property manager still works with you to execute parts of the contract or leasing agreement on your behalf. He/she is still responsible for working on taxes, repairs, and even collects rents for you. He/she also works hard for the retention of the lessee during times when the rent contract is nearing its expiration. And in case it is not renewed, you don’t have to worry of having your property being vacant for a long time. He/she has a ready list of prospective clients to possibly occupy the property.

With all of these myths being explained to you, there should be no reason at all not to hire a property manager who would put your property in topnotch professional care!
