Property management in Sherman Oaks : Inspections of property
An important part of property management in Sherman Oaks is the inspections of the housing units. These could be interior as well as exterior inspections. Additionally, there are move-in and move-out inspections too.
The tenants themselves should inspect the property at the time of moving-in. This includes taking pictures and pointing out damaged walls etc. This way; there are no issues about “who made that hole in the wall?” at a later stage! Likewise, to get back their security deposits, every tenant must perform a thorough move-out inspection.
It is also the duty of the property management company to send notices to tenants regarding annual or quarterly property inspections. During this time, the inspector must use a checklist of things to inspect including: furnaces, A/C filters, ducts, pipes and smoke detectors etc.
Furthermore, laws have made it mandatory to hold monthly or quarterly exterior inspections. Sometimes, the inspector may simply drive through the property without actually stepping out of the car. It is the manager’s duty to ask for a more comprehensive inspection in case the property calls for that. Every property owner/landlord should also be an active participant as far as the inspections are concerned. He should ask for a report of the inspections in order to stay abreast of these matters.
