Unless your property management agreement states otherwise, tenants are fully responsible for their unpaid rent.
Landlords often hire property managers to take on many of the responsibilities of operating their investment properties. Although the full breadth of a property manager’s duties depends on how involved the landlord is in managing the property, most managers respond to residents’ complaints, order maintenance work and collect and process rent payments. When you have a tenant who won’t pay, the property manager will work on your behalf to get the payment, but the property manager typically isn’t responsible for the unpaid rent.
