Summer Maintenance List

 As every landlord and manager knows, the change of seasons brings with them new scheduled maintenance in order to keep your rental portfolio running smoothly.

 

While every season should be dedicated to ensuring that a safety checklist is met for habitability purposes, and these walkthroughs will always serve as excellent times to check in with renters about any complaints, summer brings with it an entirely different set of maintenance chores.

As the weather heats up and school lets out, you will find that your tenants spend more and more time outside, prepare in advance for this occurrence to ensure that your tenants are safe and happy this summer season.

 

General Inspection:

 

Take time to ensure that your regular seasonal maintenance is completed. Every season remind your tenants to change their air filters, check gutters for any debris, and ensure that the HVAC system is working properly. Your unit’s HVAC will get a lot of use over a hot summer, so have any professional maintenance done if necessary to ensure the long life of your system.

 

Remember to connect with your tenants and directly ask about any unreported issues. The key to avoiding costly damage is to utilize preventive measures and address an issue before it compounds. Unfortunately, tenants often don’t realize that a little leak can cause expensive damage and therefore do not bother reporting a problem. Take this time to touch base with your tenants with this in mind.

 

Summer-Specific Tasks:

 

Summer is the time to be conscientious that your outdoor amenities are operating at their peak. Remember, between summer community BBQ’s and time in the pool, this can be an excellent time to ask your residents for lease renewals while spirits are high. Don’t miss out on that opportunity because your team didn’t appropriately clean the pool or ready the outdoor picnic areas.

 

Pool Safety:

If you have a pool, make certain that any necessary permits are up-to-date, and that any posted safety signs are not faded or illegible. To protect against litigation, and for your residents’ safety, ensure that your pool rules are posted and consider sending out a copy in your summer newsletter to kick off the new season right.

 

Once you have seen to the pool’s safety, ensure that it is properly cleaned and ready for your residents to enjoy throughout the warm season!

 

Outdoor Meeting Prep:

 

It’s not enough to have a space for residents to come to during the summer months, you need to ensure it is working optimally and is inviting throughout the season. Residents who opted to rent your property often do so with the enticement of the available amenities. Make sure that any outdoor BBQ pits are cleaned and stocked with propane (as well as backups so a summer BBQ isn’t halted mid-grilling). Don’t forget to verify that any outdoor chairs, umbrellas, and tables are working safely and cleaned. Your property will be far more inviting if all your community fixtures are working properly.

 

Fire Awareness:

Hot summer sun can create dry conditions that make properties at risk for fires. Keep your tenants and your investments safe by removing debris and trimming bordering vegetation. Ensure that grills are properly ventilated, positioned away from structures and that your residents are fully aware of fire safety techniques. Make sure you look into local laws regarding fire extinguisher requirements for landlords.

 

To combat dryness, service your irrigation system to save on water usage, prevent damage to your landscape and reduce standing water. Program sprinklers to the optimal summer settings for your area in order to keep your landscape looking truly fresh and as maintained as possible.

 

Send Resident Reminders:

 

Warm weather will bring your renters outdoors, and late sunset times will encourage them to stay out later in the evening. Before the peak of the season, it’s important to remind renters of any rules regarding quiet hours, pool use, grills and other community amenities. It’s also a good idea to include info regarding your policy for guest visit lengths and guest parking.

 

Renewals:

 

Take advantage of the summer’s heat and host community events to encourage community bonds and increase spirits among your residents. BBQ’s, summer picnics or potlucks, and pool parties all are great ways to remind your residents how fun it is to be a part of your rental community. While spirits are high, use this as an opportunity to ask for renewals. Events combined with renewal incentives can be a powerful combination to ensure your tenants are more likely to stay.
