Focusing on a Rental Home

There are so many appealing rental homes . How do you pick the right one? Of course you want to be in a certain area, stay within a certain cost, and have a certain number of bedrooms and space. However, there may be more to consider. Here are some things to keep in mind while you are house hunting for the right Olympia rental home.

Multi-unit or single-unit properties?

Living in a stand-alone rental home or one that is part of a condominium or apartment complex can make a big difference. You want to consider things like your sensitivity to sounds around you and privacy issues. If you are someone who works at night and needs a quiet place to sleep at off-hours, a large multi-unit complex may not be a good fit for you.

If you are sensitive to noise, and are considering a multi-unit rental home, it may be worth it to wait for a top-floor unit to become available. However, if you are someone who can’t help yourself from belting out a song at the top of your lungs every time you shower, not sharing a wall with neighbors will certainly be to your benefit. If you are looking for a home where you have no landscaping to care for, you are a quiet person, and you’re hoping to keep your rent low, then a multi-unit apartment complex may be a good option.

How much space do you need?

While a rental home in Olympia, WA may at first appear to have the overall space you need, don’t forget to check closets and storage space. If you don’t have a lot of stuff, you’re probably fine. But, if you you are the type to store away seasonal decorations to break out when specific holidays come up, then you will want to be sure there is garage space, attic storage, a basement, or some other area of the home sufficient for your needs.

Rent

Of course knowing what you can comfortably spend on rent is imperative. That is normally the top parameter used when searching online. Along with rent, though, be sure you understand what is or is not included. For example, does rent encompass water, sewer, and garbage? You may also want to ask what the average utility bills have cost previous tenants. Heating costs can vary greatly, depending on the age and type of heating unit as well as how air-tight the rental home is.

Rules

You will want to check on the rules and regulations of a rental agreement and make sure they fit your needs and lifestyle. Some are obvious, like the pet policy. Obviously you don’t want to start the application process for a rental property  that does not allow pets if you have a cat. Other, possibly less obvious, rules to look into include:

  • Smoking policy – If you are a smoker, find out if you will need to do that outside. In some multi-unit complexes, you may even need to be a certain amount of feet away from the building. If you can smoke in the home, will that affect your deposit. There may be intensive cleaning require to rid the rental home of the smell, which may be taken out of your deposit after you vacate.
  • Quiet hours – Some multi-unit buildings have quiet hours after 10 or 11 pm. If you like to have people over on a regular basis, and will want to play music, or your gatherings are particularly lively, you may be better suited for a stand alone rental home.
  • Landscape upkeep – It is not uncommon to be asked to keep up the landscaping in single-unit rental homes. Doing things like mowing, watering, and weeding the lawn may be part of the lease agreement. If you are not up for the work, or for paying someone to do it for you, then make sure it is not a requirement for the rental home you select.
