What Do Property Managers Do

Whether property is being rented, is up for sale, or is simply owned but not occupied, it all requires regular attention. Things like outside upkeep (grass, tree, and shrub trimming), ongoing maintenance or repairs (water leaks, replacing screens, painting), and finance processing (rent collection, mortgage payments, tax fees) all need to be taken care of.

But those are merely the obvious tasks involved with real estate. When posed with a question like “what do property managers do”, there’s almost no end to the list.

Take rentals for example. Aside from the usual ongoing repairs and maintenance, managing property can also involve any number of responsibilities.

– creating and placing ads
– staying on top of average rental costs
– making certain units are clean and rental ready
– showing units to prospective occupants
– running background and credit checks
– handling delinquent rent payments
– provide accounting services

And for each one of those items, there can be numerous other tasks. Not only would a manager be expected to screen and select tenants, they would need to take care of the rental agreement, conduct walk-thru inspections, see that all paperwork is signed, and so forth.

There might even be instances where the property manager is required to appear in court on the owner’s behalf. As well as coordinate with law enforcement should eviction become necessary.

Of course, a property manager isn’t always expected to perform this many tasks. They might have independent workers at their disposal which allows them to simply schedule services as they become necessary.

Needless to say, the scope of a property manager’s responsibilities is quite extensive. And regardless of which side of the coin you’re on – wanting to hire a manager or wanting to become a manager – it’s important to be aware of all that this type of employment requires.
