Fees for single family homes and individual condominiums are as follows:
- Management fee is 5% of the monthly rent ($150 minimum charge).
- THERE IS NEVER A SETUP FEE
- THERE IS NEVER ANY FEE FOR ADVERTISING A VACANCY
Leasing Fees:
- a ONE TIME fee of 3/4 of the first month’s rent is charged for placing a new tenant.
- 1/4 of one months rent is charged when an existing tenant renews their lease for another year or becomes a ‘holdover’ on a month-to-month basis.
- YOU WILL NEVER PAY ANY FEE UNTIL WE HAVE PLACED A TENANT IN THE PROPERTY!
Fees for Apartment Buildings and Commercial Property are as follows: Each property is unique and a management program must be tailored to fit. (Our prices will still be the best for the services offered!). Our management fee INCLUDES:
- COLLECTION OF RENTS
- PAYMENT OF ALL BILLS RELATED TO THE PROPERTY THAT THE OWNER WOULD LIKE US TO PAY. e.g MORTGAGES, TAXES, INSURANCE, GARDENER, POOL SERVICE, PEST CONTROL etc.
- REGULAR INSPECTIONS
- MONTHLY STATEMENTS
- COORDINATION OF VENDORS AND CONTRACTORS FOR MAINTENANCE ISSUES
- 24 – HOUR AVAILABILITY FOR EMERGENCIES.
