TENANT RESPONSIBILITIES
The obligations and responsibilities in a landlord-tenant relationship go two ways. In return for getting a habitable, clean, safe home, the tenant is supposed to keep it that way and return it in the same condition.
Tenants should not destroy, deface, or take anything from the property. If they want to alter or improve the unit, they are supposed to get their landlord’s permission first. Other tenant responsibilities include the following:
- Paying rent when it’s due
- Using utilities properly, not overloading outlets
- Fixing anything they or a guest break
- Disposing of trash in a clean, sanitary manner
- Not doing anything to attract bugs or rodents
- Not disturbing other residents or neighbors
- Not using the property for illegal activities
- Not using the property to run a business without landlord approval
In a nutshell, a tenant shouldn’t do anything that might reduce the value of the landlord’s property. Most of them don’t, yet others cause problems. If your tenants are the latter type, there are things you can do about it.
