   What Can A Property Manager Do For Me?

Real estate investors are sometimes deterred from buying properties to hold on to because the prospect of finding a trustworthy tenant and managing a property for a long period of time is too intimidating. There is a fair amount of work that goes into checking out tenants and covering the bases legally before an investor can begin renting properties. Plus, when the tenants leave, the investors have to deal with damage, cleaning the property, and finding renters again. Some investors are more comfortable dealing in real estate markets outside their home state, which makes renting tricky too because they can’t check on their property or deal with maintenance issues easily. Many of the stresses associated with renting investment property can be alleviated with the help of a good property manager.

Property managers help investors find good tenants for their homes. They conduct background checks, credit checks, and call employers and past landlords to ensure that the tenants can afford the rent and will respect the property. This is a great service for investors that are new to the rental business and want help navigating the process of finding a good tenant. Managers will also document the condition of the property before the tenant moves in and once they leave, so owners can ensure that serious damage is paid for. Most property managers collect rent from the tenants monthly and deposit it straight into the owner’s bank account. This makes it easy for out of town investors to sleep at night, because they know they won’t have to worry about banging down doors if their tenants don’t pay on time – the property managers will take care of it. The managers also arrange any necessary maintenance, periodically check on the property, and check in with the owner to give updates.

The level of service varies from company to company and manager to manager and how much the owner is willing to pay. Generally, managers will charge a percentage of the monthly rent for their services, usually between five and ten percent. If the investor’s monthly profit margin isn’t very big, finding a property manager to take care of the home is probably not the best option. However, for those who can afford it, property managers can make renting out of state or getting started in long term investment properties easy. Plus, investors get the added protection of professional tenant screening and legal expertise, should any issues arise. For a small fee, property managers take the guesswork out of renting investment property.
