USING A VACATION RENTAL PROPERTY MANAGEMENT COMPANY

If you’re not a do-it-yourself person or your circumstances don’t permit you to manage your vacation homes on your own, you’re not alone.  Fortunately, there are hundreds of vacation rental property management companies that are very capable. Vacation rental property management companies take care of nearly everything!  However, I encourage you to take the task of choosing the rental management company you will use very seriously.

What to look for in a vacation rental property manager:

The most important thing to keep in mind when looking for a vacation rental property management company is one that is trustworthy.  After all, you are giving them access to and allowing them to make choices about your vacation property investment! Start by interviewing and researching several companies.  In your search, ask for testimonials and references and one that will provide the same level of service and hospitality to your valued guests that you would give yourself.

 

Where to start:

If you were to get on the internet and search you would find that there are hundreds, if not thousands of vacation rental property management companies and many specific to your area. But there is one source that makes it all a little easier to sort through!

Other reputable organizations to check with are your local chamber of commerce and the Better Business Bureau.

Get to know the company:

Find out how long they have been in business and ask for references and accreditations.  You should also look at www.VRMA.com and the Better Business Bureau for information regarding their reputation and business practices.

How much $$:

One of the biggest concerns for vacation home owners is the cost. Your goal is to find a property management company that has a commission fee that you feel is reasonable for the services that they provide. The costs associated with the management of your vacation home property will most likely depend greatly on the area in which your vacation home is located and the services that the property management company provides.

Read the fine print: 

Some management companies charge a commission in addition to a management fee.  Make sure you ask the property management company you interview to disclose ALL FEES in writing and make sure you read the fine print so nothing is a surprise down the road.  If you find areas of the management company’s contract confusing, ask for an explanation of the verbiage so there is little room for uncertainty of policies, procedures and what is to be expected of you and the management company.

Reservation Agents should be well educated: 

You should have peace-of-mind that if a potential guest calls your management company, the reservation agent will be able to give the guest accurate information about your property. It is largely up to you to give the property manager/reservation agents a detailed description of your home including its special features, accommodations, nearby activities and the distance to nearby grocery stores, library, dry cleaners, restaurants etc.  It’s also a good idea to only consider management companies that send their reservation agents to visit properties so they can truly describe the property.
