Property Management Fees

The price of management services is important. Carnahan & Associates Property Management endeavors to provide you the best service for the lowest cost. With over 60 years experience, we believe that no one does it better for less!

SINGLE FAMILY HOMES AND INDIVIDUAL CONDOMINIUMS:

Property Management fee is 5% of the monthly rent ($150 minimum charge)
NO setup fee
NO fees for advertising a vacancy

Leasing Fees:

ONE-TIME fee of 3/4 of the first month’s rent is charged for placing a new tenant.
NEVER pay a fee until we place a tenant in the property!

APARTMENT BUILDINGS AND COMMERCIAL PROPERTY:

Each apartment building or commercial property is unique and a management program must be tailored to fit. Please contact us for a competitive quote.

PROPERTY MANAGEMENT FEES INCLUDE:

Collection of rent(s)
Payment of all bills related to the property that the owner would like us to pay. Including: mortgages, taxes, insurance, landscaping, pool service, pest control, etc.
Regular property inspections
Monthly statements
Coordination of vendors and contractors for maintenance issues
24-Hour emergency availability
