How to Improve Your Apartment’s Curb Appeal at Night

Curb appeal is an important marketing tool for any property manager, but too many focus on what their apartment complex looks like in the daylight and forget about night curb appeal. Investing in that first impression for your apartment community—both day and night—provides lasting, positive results.

Increasing night curb appeal attracts the type of tenants that owners and property management want—ones who are drawn to comfortable, well-lit living spaces. Take some time to drive by your apartment complex at night, and then walk through every inch of the property to see what impressions it gives. Your property should be well lit and convey a cozy, safe atmosphere.

Here are three ways you can increase the night curb appeal at your apartment community inexpensively and effectively:

1. Light up dark spaces

Tenant and visitor safety is the most important factor for property managers and owners when evaluating lighting at night. Make sure all existing exterior lighting is working properly, with no burned-out bulbs. Add floodlights or spotlights to areas that are overly dark or shadowed, especially near steps, walkways and parking lots.

A well-lit apartment complex will bring visitors and tenants a feeling of peace and safety, reduce slip and falls, and even deter burglars. Put lights on a timing system so they will automatically turn on at just the right time.

2. Highlight your best features

Draw attention to interesting areas of the building, such as an exterior stairway or a wall of masonry.  With all different types of outdoor directional spotlights available, you can dramatize any interesting landscaping features such as trees, shrubs, fountains, flags or banners.

Other ideas for property managers include placing spotlights low on the ground to shine directly upward for more impressive highlighting for trees or walls. You can also introduce a soft glow at ground level by investing in solar lights to line pathways and flower beds.

3. Outline with lines of light

Rope lighting is inexpensive and impressive, and when used right, can make your apartment community really stand out. You can create perimeter definition by affixing rope lighting to the top of the fence surrounding the pool, underneath a deck area or around the eaves of each building.

Outline a community patio or commons building with rope lighting, or try nestling it under a row of bushes or shrubs. Rope lighting comes in a range of colors, but stick with clean, white light for maximum night curb appeal.

Property managers and owners should not underestimate the impact of night curb appeal, both for prospective tenants and your current renters. Prospects will be more motivated to sign a lease for an apartment that looks great 24 hours a day, while current residents will enjoy living in a place that is mindful of safety as well as beauty.
