OBTAINING INFORMATION ON SOMEONE THAT WANTS TO RENT YOUR HOUSE

Renting out your house for the first time can be a scary process. There are a few questions you must ask. How do you know you can trust the person not to destroy anything? How do you know she will pay her rent? Fortunately, in today’s data-driven society, there are plenty of ways to check on the credibility of a prospective tenant. Searching multiple avenues will help you piece together a full picture of your prospective tenant.

    • Obtain a signed background check consent form from the person that would like to rent your home. The consent form must have the person’s full name, date of birth, social security number, driver’s license, three most recent employers and three most recent addresses of residency. Background check consent form templates can be found through online searches.

Consider hiring a company that completes tenant screening services. There are plenty to choose from online. For a fee, companies such as Advantage Tenant and Tenant Verification are designed to save you the time of searching multiple places to gather all of the data you need. Skip this step if you decide to look up everything on your own.

      • Sign up for credit report services. You can do so by visiting the Experian, Equifax and/or TransUnion website. It is not necessary to purchase their actual credit score. Plenty of information is obtained just by scrolling through the few pages of history they will have. Each creditor will state whether the person is in good standing and paying as normal. You can also see the opening and closing date, if applicable, and the maximum credit if it is a revolving account. This will give you a good idea as to whether the person pays his bills or if he is over extended.

Contact your local law office, which can provide you with a criminal background check through the National Crime Information Center or NCIC.

      • Ask your possible tenant for at least three references and call them all. Write down all of the questions that you would like to ask them before you call. Questions such as “How long have you known person X?” and “Would you rent to him if given the opportunity?” are a couple of examples.

Verify the person’s employment history. This can be done by purchasing the information or by simply calling up current and previous employers. Ask how long the person has worked there and her current position or title. That is about all you should ask and some employers won’t even give that out. As with most checks, you can also verify employment through online resources such as The Work Number and Net Detective.
