Effective maintenance management is essential to the long term viability of a structure. From 24/7 emergency response to the management of vendor maintenance contracts, Felner Corporation has the day to day operations of your property covered. With our maintenance management service, we provide the following:
- Coordination of Vendor Contracts – Our buying power with dozens of vendors helps us keep costs low for our clients.
- Maintenance Management Software – We’ve invested in state of the art software to ensure that all maintenance items are seen through and completed in a timely manner.
- Bid Obtainment – We work to obtain and present bids upon request. Also, we assist in budget preparation by providing costs and operational information. In addition, we develop specifications on work to be performed such as janitorial and landscaping services when necessary.
- Administrate Preventative Maintenance – We manage the maintenance for all mechanical and electrical systems. Frequency of equipment use, the manufacturer’s maintenance specifications and recommendations, and our knowledge of building operations are used in determining the maintenance schedule.
- Visual Inspection – Done on all building equipment regularly by a member of our staff for proper operation and the elimination of potential problems.
- Record Maintenance – We maintain tenant and vendor information for routine and after hour emergency situations.
- Building and Fire Codes – Upon request from building owner, insurance carrier and/or government agents, we make sure each property is meeting all of the local statutes and correct items.
- Education – We provide information and assistance to the owner or agent with regard to various governmental regulations, standards and laws such as American Disabilities Act (ADA), Indoor Air Quality (IAQ), and Environmental Protection Agency (EPA) regulations. Also, our staff is continually taking courses on the latest technological advancements in the building industry so the owner can take advantage of any offerings such as utility company incentive programs.
- Automated Controls – Upon possible retrofitting of the building controls, management can operate a Direct Digital Control/Energy Management System so that lighting controls, temperature set point changes, scheduling, and overrides are in place to save energy and increase tenant comfort. Management is able to communicate from remote locations such as office, home and service vehicles wirelessly.
- Monthly Reports – We provide a report each month of all tenant service requests handled. These reports include information such as response time and action taken.
- Supplies – Should you request it, we stock and deliver all of the necessary toiletry and custodial supplies for your property. We keep an inventory and deliver the supplies before they run out.
