A Property Manager’s Responsibilities
Handling the Rent
Property managers are responsible for setting the rent. They know the real estate market and cycles, and set an initial rate to attract tenants. Property Managers also set a date for when rent is due, and once the tenant agrees upon that date, the manager becomes an enforcer, imposing late fees and other fines as necessary to collect payment. In the event that the market has a drastic change, the manager can raise the rent by a certain percentage as allotted by your area, or decrease it if necessary.
Handling the Tenants
Property Managers are also responsible for finding tenants, which they do by setting an attractive initial rate. In addition to pricing, they know how to market to the area, and what to put in their ads that will draw the attention of most renters. Once managers get interested parties in the door, they set up a screening process to weed out the undesirable candidates, and then they handle the leases for the property. Managers will determine the length of time on a lease, and what sort of deposits will be required. This protects the rights and interests of both the property owner, and the tenants. In addition, a manager needs to know how to handle emergencies, what resources are available to them, and what to do when complaints arise.
When a tenant moves out, the Property Manager will have to check the unit for any damages and determine how much of the security deposit is to be returned to the renter. They are also responsible for cleaning and repairing the unit, and then finding a new tenant as quickly as possible. If an existing tenant fails to pay rent, or otherwise breaches the lease agreement, managers will handle these situations, as well. They understand the proper way to file the eviction notice, and the necessary steps to have the tenant removed from the property.
