What to Do If You Suspect Something Illegal

As an apartment owner or property manager you are most likely going to have the occasion where you will have tenants that are involved in illegal activities. Your prior screening to accepting tenants will certainly help in keeping this down to a minimum.

You will soon note that things don’t seem to be totally normal pertaining to a certain apartment if there is illegal activities going on. For example, if there is prostitution activities being run out of a particular apartment, you will notice a great deal of traffic during the evening hours with women coming and going as well as men. This is something that you want to keep note of, and try and determine who is coming in on a regular basis, and monitor the hours that this is taking place.

Another area of concern can be the dealing of drugs, and most of the traffic will take place during the evening. However this will most likely, depending on the size of the drug operation, be going on for a 24 hour period. This is where the use of lobby security cameras can be of most importance to you. These are not items that are just used for loitering and damage, for example.

Another illegal activity that can take place in apartments is harboring of stolen goods. In this case you will see tenants or visitors on an on-going basis bringing parcels in, and moving parcels out.

These are just a few of the type of illegal activities that are common in apartment dwellings or rental units. There are other varieties as well. The important thing to remember is as the property manager you must stay attuned as to what is going on in your rental premises.

As mentioned having security cameras in place will be of a great benefit. One thing you do not want to do is approach the tenants with any accusations or suspicions. What you need to do is contact your local police department. Keep good notes and perhaps you will have the video tapes from your security system. Take them with you to the Police station, and you can discuss this with one of the police members to see if your grounds of suspicion are valid. If so then they will likely become involved on their own level and investigate. From there you can deem to take whatever action is necessary according to the outcome of their investigation.
